Project Management is providing the overall management of a construction project from coordinating and obtaining permits for construction to a projects close-out documentation and acceptance.
Successful Project Management is achieved through building strong relationships with governmental agencies, owner/builders, contractors and providing uninterrupted persistency in obtaining permits, hitting deadlines and controlling costs.
Project Management is generally broken down into a four-step process:
- Planning and Approvals
- Pre-construction
- Construction
- Post Construction
Planning and Approvals:
We have assisted our clients with managing the permit process with a variety of agencies to obtain the necessary permits for construction. Working with these agencies to keep the process moving, making sure specific fees are paid to avoid slowing down the process has been a great value to our clients. For Developers / Builders that do not have adequate staff or no staff at all to keep it all going Murow Development Consultants has been able to fill that gap.
Pre-Construction:
We find being involved in the pre-construction process has always paid dividends to a project. We can assist with a peer review of your budget and schedule or create an independent budget and schedule. Being able to look at a project through the lens of a contractor allows us to see some potential conflict that others may not see. This includes scope of work sequencing, utility conflicts and prioritizing contractor contracts to name a few.
Murow Development Consultants provides Bid Administration and Dry Utility Coordination. In the pre-construction phase these services are required. Creating a project scope specific bid package with a comprehensive owner agreement will add to a well-managed project. The Dry Utility Coordination is a long process and needs to be started early on.
Construction:
Our project management team takes the time to thoroughly understand our client’s projects and expectations in order to assign the right construction manager for each project. Our construction managers have the support of our project management team.
During the construction phase the Project Managers role is to support the CM, enforce the contract and assist the owner with managing the schedule & budget. Our team documents all meeting minutes, RFI’s, submittals, COR’s and executed CCOs. The documentation of a project is to maintain good records and to be prepared to defend the Owner from possible claims or a litigation matter. Our documentation process was created to seamlessly work with the documentation requirements for applicable governmental agency reimbursement.
Our Project managers work with our CM’s staying engaged with the Owners, Engineers and Consultants in order to avoid potential delays and increased costs.
Post-Construction:
Management of a projects close out is just as important as the construction itself. When a project closeout lingers the budget is at risk. Establishing a punch list early and working with the contractors and agencies to continually satisfy the punch list items will keep the project completion and project acceptance dates as close as possible.

As I said Project Management is a broad term and is integral in all aspects of construction.
