Construction management is the overall planning, coordination, and control of a project from its inception to completion. Construction projects are often infamous for going over budget, over schedule, and in some cases, ending with litigation issues. Outsourcing your construction project management to an experienced team of professionals can help avoid any potential issues.

Here are five reasons why you should hire a construction manager for your project:

  1. THE PROJECT REMAINS UNDER CONTROL

A construction manager acts as a representative for the project owner and keeps its best interests in mind. They are committed to consulting carefully with the owner throughout the construction process with careful documentation and constant communication.  The CM can also serve as a central point of communication for each contractor and funnels the information back to the owner, preserving their time and resources. This will help the entire project stay focused, on task and on time.

  1. BUDGETS ARE MET AND COSTS ARE KEPT AT A MINIMUM

Construction managers are proficient at creating a competitive bidding process at the beginning stages of a project and can also help ensure that no one runs over their contracts by remaining hands-on throughout the project. Construction managers work within the owner’s budget to achieve the desired effect. Construction managers know the real costs for work and can provide insight about availability and cost of building materials and provide alternatives that can help the project stay on budget. Owners may find that the savings they will receive from hiring a construction manager will make up for the fee charged by the CM Company.

By using advanced scheduling and project management software and continuously providing updates to the owner, construction managers can track which stages of the project that are behind, on time, and ahead in order to allocate resources accordingly and to ensure the original schedule is adhered to.

Construction managers are experienced in the risks that can affect construction projects. They can assess potential project risks and have mitigation plans in place for when and if they happen. Construction managers typically have a risk management plan in-tact. A major component of any risk management plan is the project controls system, which is typically designed to track risks and project metrics in a way that is meaningful to all parties. Further, a well-designed project controls system, including reporting format, content, and distribution identification, will provide an early warning system to alert the parties of areas that require attention in order to avoid or mitigate added costs and delays.

  1. HIGHLY SPECIALIZED EXPERTS

It is in the owner’s best interest to hire an outside specialist whose core competency is construction management. Construction managers are highly specialized and educated in the industry, including laws, building codes, safety regulations, insurance requirements, etc. If hired early in the design process, the CM can add valuable input to preliminary drawings while it is still economically feasible to make changes, which can lead to reduced change orders during construction and cost savings for the owner. They can also recommend adjustments to certain processes that can expedite portions of work and help streamline the schedule.
